We chose the land and built our dream home on the last (never built on) parcel in the Koko Kai area of Portlock, because we understood the benefits and nuances of the area. We knew that this was the only area with the conditions we needed to build this type of open-air home we wanted. Location is key to island living, as there are many micro-climates in every area of Hawaii. We had to buy a vacant lot in this area because of the predominantly favorable drier and sunnier weather conditions. These weather conditions occur due to Koko Kai projecting out into the blue Pacific Ocean. The offshore winds enhance an open-air style of living, keeping it cool, dry, and mildew free. It's very sunny, yet cool due to the trade-wind breeze. When we discussed our wish lists for our property, the number one on my wife’s list was, "it has to be quiet". And quiet, it is. At the top of my wish list was that it "had to have a beautiful view, amazing weather, and breath-taking sunsets". Our home is located on the Leeward side of the island as it has many advantages including predominantly offshore trade-winds, spectacular sunsets and is consistently sunnier than the Windward side or the mountainous areas of the island. Koko Kai projects far out to sea, giving it additional protection from any traffic noise.
We call our home 'Blue Hawaii Kai' because it is a part of the community of Hawaii Kai; however, our home is located in the prestigious area of Koko Kai, which is a small peninsula-area. I remember that when I was 8 years old, Elvis Presley filmed 'Blue Hawaii’ here in Hawaii. One day, while I was on the set, he rubbed my head as he walked by, he said, "How you doing pal?" He was a very nice person from what I’ve been told. In Honor of Elvis, we used 'Blue Hawaii’ in our home’s name and the Hawaiian word for ocean/sea is kai.
The Hawaii Kai area has every amenity one would need, including all kinds of shopping (including Costco), medical services a mile away, restaurants (the original Roy's restaurant started here in Hawaii Kai), golf courses, surfing and many ocean activities either for hire, or to simply enjoy for free. In fact, one could stay in Hawaii Kai and never go to "Honolulu" if they wanted to. We love it! We have lived in many homes from Kailua/Lanikai to Manoa and in between, but this one far surpasses them all!
This property has been used in numerous filmmaking events: TV shows, such as ‘LOST’, 'Bay Watch Hawaii’, 8 episodes of newer 'Hawaii Five-0’, music videos, movies, print and video advertising, both national and international. Blue Hawaii Kai is 'the' favorite home of local location scouts seeking sets for their clients.

The owners are offering Fractional Ownership for a 1/6 fraction of the value of the property. The short explanation is that it would be a perfect way to own a Second Home on the ocean in Hawaii at a fraction of the cost to purchase and maintain. You would essentially own 1/6 of the property and share the cost to own, maintain and enjoy it with owners of 5 other fractional owners. Presently the current owners are keeping 5 fractions for themselves and only offering one for sale.
The benefit of Fractional Ownership are many but the main reason is: You can own a better property which includes all the furnishings needed to live there at a fraction of the cost to purchase and maintain a property of less value and prestige. The average Second Home owner profile is 53 years old, still working and will use their second home intermittently for a total of 2 months per year but bear all costs of the property by themselves for the entire year. Sure you will share your home with others but if you rented it you would also be sharing your home. As far as appreciation, when the property appreciates in value, you participate in 1/6 of the current market at that time.
Please read up on Fractional Ownership and ask around as it is not a common way to own a property. In certain areas it is a common way of owning a Second Home property though not common in Hawaii currently. Most Fractional Ownership is in ski resort areas of the Continental U.S. We have a copy of a Fractional Ownership Agreement made specifically for Hawaii but we would like to work with the buyer to set up the agreement as there are many options as to how it can be set up. We have not yet created the agreement nor done this before.
Fractional ownership is sharing a property and sharing is not easy for some people. Fractional Ownership is not for everyone but it’s a lot less expensive than full ownership.
